ALQUILER Y COSTES
El alquiler mensual total es de CHF 1 200. Se trata de un importe con todos los gastos incluidos: habitación completamente amueblada, gastos generales del edificio, electricidad, internet, SERAFE y uso de la lavadora y secadora. No se aplican cargos mensuales adicionales.

CONTRATO Y DEPÓSITO
El contrato inicial es por 6 meses y posteriormente puede renovarse por períodos adicionales de 6 meses de mutuo acuerdo. También es posible una solución a largo plazo si la convivencia funciona bien para ambas partes. El depósito de garantía es de CHF 3 600, equivalente a tres meses de alquiler, y se depositará en una cuenta de garantía de alquiler. El subarriendo está sujeto a la aprobación de la administración del inmueble.
The room is intended for one person only. Couples or shared occupancy are not possible.

SHARED AREAS
The fully equipped kitchen includes an oven, microwave, dishwasher, refrigerator, freezer and dining area. The refrigerator and freezer provide sufficient space for two people and will be divided fairly between us. The bright living room is fully furnished with a sofa, large table and television. There is also a small shared balcony. The shared bathroom includes a bathtub with shower option, washbasin, mirror, storage space and hairdryer. As this is a shared home, particular importance is placed on cleanliness and organisation, especially in the bathroom. Personal toiletries should therefore be stored neatly.

WASHING AND DRYING
A shared washing machine and dryer are available in the building. Both machines were replaced only a few months ago and are in very good condition. The laundry facilities are shared by approximately six households, and washing and drying times can be reserved through a shared schedule. Their use is included in the rent.

ABOUT ME AND THE LIVING ARRANGEMENT
I am 48 years old, originally from Peru, an Industrial Engineer by profession and I work in the insurance industry. My 8-year-old son stays with me approximately twice a month, usually from Friday afternoon until Tuesday morning. He is calm, polite and well behaved and speaks Swiss German, German and Spanish. I am fully responsible for my son. No childcare, domestic assistance or other responsibilities related to him are expected from the tenant. I am looking for a quiet, clean, responsible, respectful and organised flatmate who values a pleasant, independent and uncomplicated shared living environment. A non-smoker is strongly preferred, particularly because a child regularly stays in the apartment. The room may be particularly suitable for a weekly commuter who works in Zurich during the week and spends some weekends elsewhere. Other professionals and students are also welcome, provided the financial requirements are met. German or English are perfectly sufficient for everyday communication. Spanish would be a nice plus but is not required.

LOCATION
The apartment is located in Zurich 8004, close to Baeckeranlage and Langstrasse. Tram 8 is approximately 2 to 4 minutes away on foot, Bus 31 approximately 3 to 5 minutes away, and Zurich Main Station approximately 15 to 20 minutes away on foot. The area offers many cafes, bars, restaurants and nightlife options. Due to the central location, it can occasionally be lively outside. However, the apartment has well sound-insulated windows, relatively thick walls and a well-insulated entrance door, so noise from neighbours is rarely noticeable. The surrounding area is also residential and home to many families with children. There is no private parking space.

RENT AND COSTS
The total monthly rent is CHF 1 200. This is an all-inclusive amount covering the fully furnished room, general building service charges, electricity, internet, SERAFE and use of the washing machine and dryer. No additional monthly charges apply.

CONTRACT AND DEPOSIT
The initial contract is for 6 months and may subsequently be renewed for additional 6-month periods by mutual agreement. A long-term arrangement is also possible if the shared living situation works well for both sides. The security deposit is CHF 3 600, equivalent to three months of rent, and will be deposited into a rental deposit account. The sublease is subject to approval by the property management company.

REQUIREMENTS
A valid Swiss residence permit B or C, an employment contract in Switzerland or sufficient financial security for students, personal liability insurance and a recent debt enforcement register extract, preferably without relevant entries, are required. Household contents insurance is recommended.
